The new mortgage-backed securities working group would be chaired by New York State Attorney General Eric Schneiderman, U.S. Attorney John Walsh in Colorado and three Washington insiders from the U.S. Department of Justice and the Securities and Exchange Commission. Obama said “This new entity will hold accountable those who broke the law, speed assistance to homeowners and help turn the page on an era of recklessness that makes so many Americans.” Whether the President, Attorney General and others have plans to come around to this task one day, “speed” was a terrible word to choose .. Sedona AZ Real Estate Market Update: 2/2012

The results are in on the 2011 SEDONA REAL ESTATE market and the news is encouraging. Property sales for the year again exceeded those of 2006. The Mean record Sales price of single family homes hit its bottom since 2003 at Mid-Year ($330,000) and subsequently reflected back to $350k by year’s end. The impact of repossessions dropped considerably with REO sales down 24% and REO inventory down about fifty percent. We continue to have a long way to go so as to get past the foreclosure crisis completely, but this is progress, particularly with the banks’ new resolve to prevent short-sales from going into foreclosure.

As for the new year, 2012 is starting out with a bang. With continued positive signs for the national economy, purchasers are flooding the market with renewed confidence at a time that is normally our slow season. January sales were the highest since 2005. Current Outstanding sales ( homes under contract ) are strong and their price point is considerably higher than we’ve seen in quite a bit. Inventory, on the other hand, has dropped nearly to 2006 levels.

My prediction is that we shall see considerable buttressing of the housing market nationally and regionally across the spring season – particularly if unemployment drops continue and the stock exchange breaks thru the 13,000 mark.

Prices are still comparatively low, but eventually the Law of Demand and Supply will start to make itself evident. I think it will be earlier. Demand is gaining momentum as inventory is running low. In the meantime, the price suppressing REO lucky card is having less of an impact. We will see prices heading up this year, for a change.

Good news for property sellers and the economy in general. If you are a purchaser, staying on the sidelines too long nonetheless, could get more expensive.
